Binghatti Skyflame is a twin-tower project in Majan holding 2,174 apartments, which makes it the largest single residential development in the district by a wide margin. That scale, combined with an entry price under 700,000 dirhams, produces a consequence worth understanding before buying. A building releasing more than two thousand homes into one community does not follow the local rent. It sets it. Whatever these units let for after handover becomes the reference point for Majan.
Tower one runs twenty-seven residential floors and tower two twenty-two, both above five podium levels with retail at ground. Apartments cover studios, one- and two-bedrooms between roughly 400 and 1,256 sq ft, with a small number of two-bedroom Royal Suites above 2,100 sq ft. Published starting prices differ between sources, and that gap is worth resolving with the developer directly before drawing any comparison, because at this end of the market the difference is proportionally large.
This is the part routinely overlooked on entry-level purchases. At six to seven hundred thousand dirhams, the fixed costs of transacting take a far larger bite than they do on a three-million-dirham apartment. The four per cent Land Department fee, registration, agency commission on both the purchase and the eventual sale, and the annual service charge all scale differently from the price itself. A studio at this level has to be judged on net yield after all of that, not on the gross figure a launch presentation quotes. Ask specifically what the projected service charge per square foot will be, because on a small unit it is among the largest single line items in the return.
Majan sits in the Dubailand belt with no metro serving it and none planned in the near term, so every resident drives. That shapes who rents here and makes parking allocation a genuine consideration rather than a footnote. It also sits around three kilometres from Global Village, which operates roughly from October to April and draws millions of visitors across that season. For half the year the surrounding roads carry that traffic and for the other half they do not. The same proximity feeds short-let demand through the winter, so the effect runs both ways, but a buyer should understand the rhythm of the area before committing to it. Payment runs seventy-thirty with twenty per cent at booking and handover at the end of 2027. Current prices are in the panel above, and Gorilla Real Estate can model the net return here after fees and service charge, which is the figure that actually decides an entry-level purchase.

Majan is a mid-density residential district within Dubailand, positioned between Al Barsha South and Motor City with access to Sheikh Mohammed Bin Zayed Road. Off-plan apartments here are developed by mid-tier and boutique developers offering price points that larger brand-name communities no longer provide. The surrounding cluster — Dubai Studio City, Motor City, Arjan — has matured enough to support genuine retail and service infrastructure, making Majan viable as a standalone residential investment. For investors seeking maximum yield-to-price efficiency within a connected central location, Majan consistently delivers.
