Celeste holds 44 residences, and it stands on the water. Both facts separate it from the rest of Al Jaddaf, where the typical new building carries several hundred apartments on an inland infill plot. Seven residential floors over two basements, forty-four homes, three lifts. This is a small building that was planned as one rather than scaled down from a tower.

Forty-four homes, three lifts

Apartments run one, two and three bedrooms between roughly 671 and 2,003 sq ft. Two passenger lifts and a separate service lift serve the entire building, which works out to fewer than fifteen homes per passenger lift, a ratio no tower in the district comes near. That shows up in ordinary ways: no wait at eight in the morning, no queue when someone is moving furniture, and a service charge divided across a group small enough that residents notice how it gets spent. Facilities cover a pool facing the water, fitness and yoga spaces, shaded courtyards, a children’s area and concierge cover.

Creek frontage in Al Jaddaf is nearly all spoken for

Al Jaddaf sits on the creek, but very little of its waterfront is residential. The frontage is occupied by hotels, the Jameel Arts Centre, the working dhow yards and the healthcare campus behind them, and the district’s newer apartment buildings mostly take inland plots a few streets back. A residential building actually on the water here is uncommon, and unlike a high-floor view in a tower, water frontage at this scale is not something a competitor can add later by building taller. That distinction is worth weighing against price when comparing this building with the inland stock nearby.

Four kilometres from the airport

Dubai International sits under four kilometres away, closer than from anywhere else in this district, with Festival City across the water and Downtown around seven kilometres out. That combination makes short-term letting a real option here rather than a theoretical one, and short-stay returns in Dubai typically run above long-term rents where occupancy holds. Two things temper it. Short-term letting requires a holiday-home permit and active management, both of which cost money and attention, and a 44-unit building may set its own limits on how many apartments can operate that way. Establish the building’s position on short lets before buying on that basis. Gorilla Real Estate can check the permitted use, compare short-stay against long-term returns for this location, and set Celeste alongside the larger inland towers a few streets south.

About Al Jaddaf 1/2

Al Jaddaf sits at the intersection of old and new Dubai — creek-facing waterfront, direct metro access, and a location between DIFC and Dubai Festival City. Off-plan residential projects here offer investors a rare combination: central positioning at mid-market price points that comparable waterfront districts no longer provide. Rental demand is anchored by Healthcare City and the creative sector cluster nearby. For investors seeking yield with long-term appreciation potential, Al Jaddaf remains significantly underpriced relative to its location fundamentals.
