Coralis Residences

Coralis Residences is a 57-home building by Palladium Development in Meydan, with a curved façade drawn from coral forms. The mix covers one- to three-bedroom apartments and sky villas, oriented either toward the lagoon or toward the Downtown skyline, which sits under four kilometres away. Handover is set for 2028.ч

Coralis Residences holds 57 homes. That number is worth holding alongside the district it sits in, because Meydan is not a single market. The same postcode contains communities of several thousand near-identical apartments selling from around six hundred thousand dirhams, and boutique buildings like this one opening near two million. A search for Meydan returns both. The district name tells a buyer almost nothing about what they are actually looking at, and this building sits firmly at the small and specific end of it.

Fifty-seven homes, apartments and sky villas

The mix runs one, two and three bedrooms, with sky villas at the upper levels, and entry pricing from around 1.95 million dirhams. The building’s form is drawn from coral, which in practice means curved balcony lines and an organic profile rather than the stacked rectangles filling most of this price bracket. At fifty-seven units the architecture is not a marketing layer applied to a standard tower. With this few homes there is nothing else to compete on, so the design carries the entire proposition.

Lagoon on one side, Downtown on the other

Apartments here face either the lagoon or the skyline, and those are two different products at similar money. A lagoon outlook is calm, low and close, and it depends on the water feature being maintained by the wider community rather than by this building. A skyline view faces Burj Khalifa and Downtown, under four kilometres away, and it is what buyers from outside Dubai tend to picture. Meydan’s proximity to the centre surprises people: Dubai Mall sits around three and a half kilometres out and DIFC under five, closer than several districts that market themselves as central. Establish which way a specific unit faces before comparing prices across them.

What a 57-unit building costs to run

Small buildings are pleasant to live in and expensive to operate, and both halves deserve attention. Fifty-seven households share the lifts, the pool and the lobby, which keeps daily life uncrowded. The same fifty-seven households also carry the entire running cost, and a sculptural curved façade is harder and more expensive to clean and maintain than a flat one. Service charge per square foot in a building like this usually sits above what a large tower charges, and that difference compounds across years of ownership. Ask for the projected figure and for what the façade maintenance regime actually involves. Payment runs sixty-forty with ten per cent at booking and handover in 2028. Gorilla Real Estate can compare Coralis against both ends of the Meydan market, which is the only way to see what the boutique premium here genuinely buys.

About Meydan City

Meydan City is a premium development zone anchored by the Meydan Racecourse — one of Dubai's most recognisable landmarks — and the broader Mohammed Bin Rashid City masterplan. Positioned between Downtown Dubai and Dubai Silicon Oasis, it offers off-plan villa and apartment investments at a tier below Downtown pricing with a direct proximity argument that few emerging districts can genuinely make. Sobha Hartland sits within its borders. For investors targeting the premium segment without paying the fully realised Downtown premium, Meydan provides the closest credible alternative.
