Damac Lagoon Views is the first apartment product inside Damac Lagoons, a 45 million sq ft community drawn up entirely around townhouses and villas. Building 11 is one of a series of low-rise blocks set along the water in a masterplan otherwise made of family homes. That inversion is the point of the project, and it decides who it suits.
The buildings run ground plus 6 floors, grouped under cluster names such as Monte Carlo and Marbella, and hold 1 and 2-bedroom apartments. The 1-bedroom layouts fall between roughly 674 and 808 sq ft across a wide set of plans, and the 2-bedroom units between about 1,016 and 1,153 sq ft. Those are conventional apartment sizes, and the specification is not what a buyer is paying for.
What comes attached is the community. Owners use the same lagoon, beach club, gardens, spa and outdoor venues as the townhouse residents, at a ticket that on the 2026 price list opens well below where the community’s townhouses begin. For a household that wants this environment but will not carry a villa budget, no other route in exists. That scarcity is real, and it is what an apartment here is actually selling.
The catch sits in the name. Lagoon Views is a series of 22 blocks rather than a single address, and building 11 stands among siblings sharing a developer, a design language, a floor count and a delivery window. Whatever premium attaches to a water outlook will be competing against the same premium in 21 other buildings, and the first wave of tenants and resale buyers will choose between them on details rather than on concept.
That makes the specifics unusually important. Which cluster the building sits in, which side of it a unit faces, how long the walk to the lagoon edge really is, and what floor the apartment occupies will separate two otherwise identical homes far more than they would in a district of mixed stock and mixed developers. Buying the concept is easy here. Buying the right unit inside it takes work.
Damac Lagoons has begun handing over, starting with the Santorini cluster, and villa residents are already in place. An apartment completing in 2027 therefore arrives into a community with occupied streets and working amenities rather than an empty masterplan, which is a materially different proposition from buying the first phase of anything.
The surroundings help too. Damac Lagoons sits beside Damac Hills, in a belt of Dubai that also holds Dubai Sports City, Motor City and Arjan, all built out with schools, clinics and retail. This is not the raw edge of the city, even though it is a long way from the coast: Downtown is over 20 km out and Dubai International further still, and daily life here runs on cars. The payment structure is 20% at booking, 50% across construction and 30% at handover, which by 2026 leaves a relatively short stretch of that schedule left to run. Gorilla Real Estate Dubai can confirm which buildings in the series are still releasing units and which of them genuinely face the water, since the gap between those two is the entire basis of the price.
