Damac Lagoons Views Phase 2 is the second release of apartments inside Damac Lagoons, and it moved in a direction worth noticing. Instead of following the first buildings upward, it went the other way: smaller plans, a lower absolute ticket, and the cheapest entry into this community that has existed so far. That decision shapes who the project is for.
The compact 1-bedroom plans in this release begin around 600 to 670 sq ft, below what the first buildings offered, and on the 2026 list the entry price sits close to AED 950,000. Larger layouts run well above that, reaching roughly 1,797 sq ft at the top, so the phase spans a wide spread rather than repeating one format.
The reasoning is commercial and fairly readable. The first apartments sold well enough that Damac’s next move was to widen the pool downward rather than upward, adding stock at a figure that reaches buyers who could not stretch to the earlier units and certainly not to a townhouse. If the constraint is the absolute number rather than the floor area, this is the lowest door into Damac Lagoons currently open.
One point deserves care. Phase 2 listings take in blocks such as 11C, 11D, 12C and 12D, which are sections of the same buildings marketed separately as Damac Lagoon Views 11 and as Damac Lagoon Views 12. Two listings can therefore point at one structure reached through different releases, with different available plans and, at times, different terms.
So work from the block letter and the unit plan rather than the project title. Before comparing anything on price, establish which physical building a unit sits in, which face of it the balcony is on, and how far that block stands from the water. In a series this repetitive, the name at the top of the listing is the least informative part of it.
The honest question about a 600 sq ft 1-bedroom here is who lives in it. Damac Lagoons was drawn around townhouses and villas, and its character, its amenity set and its distance from the city all point at households with children and cars. A small apartment in that setting serves a narrower group: couples and single professionals who want the lagoon and the beach club at apartment money, staff and relatives of residents nearby, and short-stay guests drawn by the facilities rather than by the address.
That pool is real, but it does not run as deep as the tenant market for a 1-bedroom in a central district on a metro line, and rents belong in a model built on this community’s own evidence rather than on citywide averages. The terms are 20% at booking, 40% during construction and 40% at handover, with completion due in Q2 2027, by which point the first buildings in the series will already be letting.
