Electra is a 38-floor tower of 278 apartments in Jumeirah Village Circle, and its selling point is not the address. It is what has been packed into the building: over 50 amenities, among them a bowling alley, a mini water park, two cinemas, an arcade, an 18-metre pool on the top floor, and plunge pools on the terraces of the 2-bedroom apartments. That is a striking list, and the useful question is which parts of it a buyer is actually getting value from.
Jumeirah Village Circle holds a couple of hundred residential towers sharing one road network, one set of school runs and one tenant pool. When the location behind every listing is identical, competition cannot happen on location, so it moves inside the building. That is the whole explanation for the amenity escalation across this district, and Electra is a fairly pure example of it.
The distinction worth drawing is between facilities a resident uses most weeks and facilities that mainly photograph well. A gym, a good pool, generous parking and a proper lobby show up in what a tenant will pay and in how quickly a unit lets. A bowling alley and an arcade rarely do. Both kinds, though, appear on the service charge every year, paid by every owner whether the unit is occupied or empty. None of that makes the building a poor choice, but it does mean the amenity count is a marketing figure rather than a valuation input, and it should be read that way.
The feature most likely to matter commercially is the plunge pool built into the 2-bedroom terraces, at roughly 4.6 by 1.8 metres. In a district where hundreds of 2-bedroom apartments compete for the same tenant, an apartment with private water is instantly distinguishable in a listing, which shortens void periods and supports a premium. It also opens the short-stay market, where a private pool is one of the few things that reliably lifts a nightly rate.
The practical caveats belong in the same paragraph. A terrace pool needs maintenance, it needs the right orientation to be usable through the hotter months, and it puts water above a habitable floor, which is a maintenance question rather than a design one. Before paying the premium, it is worth establishing which way a given terrace faces and who is responsible for servicing the pool once the building is handed over.
Construction started in the second quarter of 2024 and handover is set for the second quarter of 2027, so the tower is well past the point where a buyer is trusting a rendering. Pricing has moved with that progress: units opened at around AED 750,000 when the project launched in 2024, and the current entry level sits meaningfully above that, which is what a shrinking construction risk normally does to a price list.
The terms run 20% at booking, monthly instalments through the build, and a final quarter of the price spread across two years after the keys. Acube is a mid-sized developer with a handful of Dubai projects including Vega and Adhara Star, so its record is short but no longer theoretical.
