AB Hills sits in Jebel Ali Hills, a district usually described as emerging. That word deserves to be taken literally here. This is a large area of land in the far west of Dubai, earmarked for residential growth and released in plots, with very little of it yet built. Downtown is more than forty kilometres away and Al Maktoum International around eighteen. A buyer here arrives considerably ahead of the neighbourhood.
The building is modest and deliberately so: five storeys, with studios from around 355 sq ft and one- and two-bedroom apartments reaching roughly 1,405. Studios open near 620,000 dirhams, one-bedrooms from about 900,000 and two-bedrooms from around 1.27 million. Facilities cover a pool, fitness areas, children’s play spaces, landscaped communal zones and retail at ground level. That retail carries more weight here than it would elsewhere, because there is currently very little else within walking distance of the plot.
This is the question to settle before any other. In an established district the tenant base is visible: you can see who lives there and what they pay. Jebel Ali Hills has almost no completed residential stock, so the tenant has to come from somewhere else. The nearest real employment concentrations are the Jebel Ali free zone and port with the industrial areas around them, roughly fifteen to twenty minutes by road, and Expo City and Al Maktoum further out. Those are genuine sources of demand, but they are also served by cheaper, established housing in Discovery Gardens, Downtown Jebel Ali and the older Jebel Ali communities. A new building here has to persuade a tenant to choose newer over closer. That is achievable, and it is not automatic.
In an established area a buyer can check what comparable units actually rent for and what service charges genuinely run to. Here there is nothing to check against, so every figure in a projection is an estimate rather than a record. The sound approach is to anchor the model on the nearest completed stock instead of on the developer’s assumptions: look at what apartments in Downtown Jebel Ali, Discovery Gardens and Jebel Ali Village achieve today, treat that as the realistic ceiling until this district has amenities of its own, and see whether the numbers still hold. If they do, the position is defensible and the upside arrives later. Handover is set for 2027.
