Altus is unusual in what it chooses to advertise. Alongside the balconies and the views, Emaar draws attention to the horizontal shading ledges, the tinted glazing that limits direct sunlight into the apartments, the planted roofs, and a system collecting air-conditioning condensate and planter drainage to irrigate the landscaping. Most marketing in this market skips past that sort of detail entirely. It is worth reading properly, because in this climate passive design is not decoration.

Two towers, thirteen and twenty floors

The scheme is two residential towers of thirteen and twenty storeys joined by an interlocking podium, offering one-bedroom apartments of around 665 sq ft, two-bedrooms near 1,139 and three-bedrooms around 1,596. Pricing opens at roughly 1.6 million dirhams, rising to about 2.55 million at two bedrooms and 3.8 million at three. The mid-rise scale keeps lift runs short and places the podium amenities within a few floors of every apartment, which makes for a different daily experience from a fifty-storey tower elsewhere in the same masterplan.

Cooling is the largest running cost in a Dubai apartment

This is why the shading matters. Air conditioning is the single biggest utility expense in a Dubai home, running for most of the year and climbing steeply through summer, and the main driver of that load is solar gain through glass. A west-facing apartment with unshaded full-height glazing can cost noticeably more to cool than an identical unit that is shaded or turned away from the afternoon sun. Horizontal ledges above windows, tinted glass and planted roofs all address that directly. None of it shows up in a price comparison and all of it shows up in the monthly bill for as long as the apartment is owned. When weighing two buildings at similar money, ask which way the unit faces and what is shading it, because across a decade that difference amounts to real sums.

Eighty-twenty, and a district already working

Payment runs ten per cent at booking, seventy through construction and twenty at handover in early 2029. Dubai Creek Harbour is well advanced by now, with buildings delivered, a promenade in use and the protected Ras Al Khor wetland permanently fixing the outlook on one side, so a buyer here enters a district that already functions rather than one still being imagined. Gorilla Real Estate can obtain the orientation and shading detail for specific units in both towers and set Altus against the other Creek Harbour buildings completing around the same date on price per square foot.
