Guzel Towers is a two-tower scheme by Tiger Properties in District 1 of Jumeirah Village Triangle, on sale since late 2024 and due to complete in the final quarter of 2027. Around 836 apartments sit across the pair, running from compact studios up to 2-bedroom homes. The first thing worth settling is where this actually is, because the district is routinely confused with its neighbour.

The Triangle is not the Circle

Jumeirah Village Triangle and Jumeirah Village Circle were laid out as parts of the same master plan and they share a boundary, but they have grown into different places and they price differently. The Circle went vertical: hundreds of mid-rise and high-rise buildings packed onto small plots, a dense apartment market and the traffic that comes with it. The Triangle kept far more of its original low-rise fabric, with villas and townhouses along wide, quiet residential streets and towers appearing only on specific plots around the edges.

For a buyer that distinction has practical weight. A tower in the Triangle sits in a lower-density setting than the equivalent building in the Circle, which affects the outlook, the street noise and the pressure on parking. It also means the rental pool here is broader than a single apartment demographic, because families renting villas nearby anchor the schools, the nurseries and the retail that an apartment tenant benefits from without paying for.

Neither district has a metro station, so both are car-dependent addresses. Mall of the Emirates is roughly 8 km off, Downtown around 19, and Dubai International closer to 29, which places this in the belt where people accept a drive in exchange for a price the coastal communities cannot match.

Two towers and the deck between them

The design places a shared pool and amenity deck between the two buildings rather than on top of one of them. That arrangement is common in twin-tower schemes and it produces a specific consequence buyers rarely think about until they are standing in the apartment: a substantial share of the homes look inward, across the deck, at the other tower.

Inward apartments are not automatically worse. They are quieter, shaded for part of the day and closer to the facilities. But they see a wall of windows rather than an open horizon, and they let and resell at a discount to the outward-facing stock in the same building. That gap is permanent, since neither tower is going anywhere.

This is therefore a project where the specific apartment matters more than the project does. It is worth establishing which tower, which side and which level a given unit occupies, and what that aspect looks out onto. The floorplate drawing answers this in a minute; the brochure generally does not.

What 836 apartments do to the running cost

Scale of this kind cuts against the usual assumption. A pool, a gym, a spa, a jogging track and the security, cleaning and chilled water that serve them cost broadly the same to run whether the scheme holds 200 homes or 800. Spread across 836 owners, the annual charge per square foot generally lands lower than a small building with a comparable facility list, and service charge is the cost that quietly determines net yield over a decade of ownership.

The offsetting truth is governance. A large owners’ association is slower and harder to influence than a small one, and decisions about reserve funds and major repairs involve far more parties. Neither point should be taken on faith. The projected service charge is a figure the developer can supply in writing, and setting it against what established Jumeirah Village buildings actually bill is the most useful piece of due diligence available on a scheme this size.
