Jaddaf Beach Oasis is an Azizi Developments project in Al Jaddaf, a creekside district that sits closer to the centre of Dubai than almost anything else at this price. Construction started at the beginning of 2026 and completion is scheduled for the last quarter of 2028. The word in the middle of the name needs addressing first.
There is no coastline here. Al Jaddaf faces Dubai Creek, the tidal inlet that runs inland from the Gulf, and the open sea is well over 20 km away by road. What the name refers to is a central swimming pool designed with a shallow, sand-edged entry, so that it reads and behaves like a beach at the scale of a courtyard.
That is a real amenity and a pleasant one, and it is used far more often than an actual beach 30 minutes away would be. It is simply not the same product, and a buyer should know which of the two is being purchased before the brochure decides for them.
The creek itself is worth more than the wordplay. It is the historic centre of the city’s trade, it carries abras and dhows rather than nothing, and the frontage along it has been steadily upgraded over the past decade. Water in the middle of a city is a genuine amenity even when nobody swims in it.
The distances are the argument. Dubai International is 4.6 km away, the World Trade Centre 4.7, the Museum of the Future 5.2, DIFC 5.5 and Dubai Mall 6.1. Almost everything else entering the market near AED 730,000 sits 25 km or further from those places, which makes this combination genuinely unusual rather than merely well marketed.
The reason it is available is the district’s history. Al Jaddaf was a working creekside area of dhow yards, workshops and light industry, and it began converting toward residential and institutional use comparatively recently, anchored by Dubai Healthcare City alongside it. Parts of the area are polished and parts are not, which is precisely why prices have not caught up with the map. Anyone buying here is buying the conversion rather than a finished neighbourhood, and the sensible way to test that is to walk the immediate streets rather than read the distance table.
This launched at the beginning of 2026 and the site has only just started, which puts a purchase now at the earliest point on the curve. That position has a specific character, and it is the mirror image of buying a tower that is nearly finished.
In its favour, the earliest release is normally the cheapest the project will be, the choice of floor and aspect is at its widest, and there are almost three years for instalments to spread across. Against it, everything is still a drawing. There is no frame to inspect, no completed neighbour to compare against, and the longest possible window for a schedule to slip. The two checks that matter most at this stage are that the project appears on the land department register with an escrow account already receiving payments, and who has actually been appointed as main contractor.
That second point is the one buyers most often skip. A named, established contractor already mobilised on site is the single most reliable predictor that a 2028 date means 2028.
