Artistry One is the first high-rise residential tower inside Dubai Design District, and that is the single most important thing about it. d3 has existed for a decade as a working district of design studios, fashion showrooms, galleries, agencies and a design university, and in all that time it has had almost nowhere for any of those people to live. This building changes that. Being first into a district with an established daytime population but no housing is a very different proposition from being first onto empty land.
The tower runs thirty-six floors holding 227 residences: sixty one-bedroom apartments of around 742 to 764 sq ft, one hundred and seventeen two-bedrooms between 915 and 1,701, forty-four three-bedrooms near 1,960, and six four-bedroom duplex penthouses from 4,638 to 7,765 sq ft. There are no studios at all. More than half the building is two-bedroom stock, which is an unusual weighting and a deliberate one. It aims the tower at couples and small households intending to live there rather than at investors buying the smallest unit on the price list, and in a district where the tenant pool works a few minutes away on foot, that logic holds.
The commercial case rests on an imbalance that already exists. Thousands of people work in d3 across the design, fashion, media and education businesses based there, and the district has been built out over years with offices, studios, retail and public space. What it has never had is residential supply. Anyone employed here currently commutes in from Business Bay, Downtown or further afield. A residential tower placed into that situation is not creating demand and hoping it materialises; it is meeting demand the district’s own occupancy already documents. The honest qualification is that the masterplan now runs to eighteen million square feet and more housing will follow, so first-mover advantage here is a question of timing rather than permanent scarcity.
Payment splits evenly, half across construction and half at completion in early 2029, a balanced structure that still leaves substantial exposure at handover to plan around. Select Group has a long record in Dubai, with completed towers in Marina and Business Bay that can be visited and judged, which counts for more on a four-year programme than any specification sheet. Published entry pricing for this project is not widely disclosed, so any figure should be confirmed against a current price list rather than an aggregator. Downtown sits around three kilometres away, DIFC three and a half, Dubai Mall under three.
