Atelis was designed by Skidmore, Owings & Merrill, the practice responsible for the Burj Khalifa and a long line of towers before it. That is a different kind of name to attach to a building than a fashion house or a hotel operator. A licensing agreement runs for a term and can end. The architecture does not. Whatever else changes about this building across its life, the massing, the proportions and the way it meets the water will still be SOM’s, and that is the part of the premium a buyer actually keeps.
The tower holds 280 residences across forty-five floors: one- to four-bedroom apartments, four-bedroom sky villas and five-bedroom penthouses. Pricing opens around 2.1 million dirhams for a one-bedroom, rising to roughly 3.8 million at two bedrooms, 7.4 million at three, 10.4 million at four, thirteen million for a sky villa and beyond twenty-one million for a penthouse. That is a tenfold range inside a single address, which means the building operates in several markets at once. Two hundred and eighty homes across forty-five floors is a low count per floor, and that is where the money goes in a tower like this: fewer neighbours, more corner exposure, and lifts not shared with hundreds of units.
Dubai Design District carried no meaningful housing for a decade and is now receiving several residential towers at once, most of them completing in 2029. Atelis sits at the top of that group on price, and a buyer should be clear about what the premium buys. It is not location within the district, since all of them stand within a few minutes of each other. It is the architecture, the low unit count per floor, the waterfront position, and the scale of the homes at the upper end, where sky villas and penthouses exist that the neighbouring towers do not offer. Whether that justifies the difference is a fair question, and it is best settled by comparing price per square foot for the same layout across the buildings arriving in the same year.
Payment runs twenty per cent at booking, fifty-five across construction and twenty-five at completion in late 2029, which leaves a manageable share falling at handover by current standards. Meraas sits within Dubai Holding and has delivered City Walk, Bluewaters and La Mer among others, all of which can be walked through and judged rather than taken on description. Downtown is around two and a half kilometres away and Dubai Mall just over two.
