Anyone comparing them is weighing two buildings from one developer with the same finish, the same amenities and the same completion date, so the decision comes down to the floor plate and the outlook rather than to anything printed in the brochure.
The tower offers one-, two- and three-bedroom apartments with four-bedroom duplex penthouses occupying levels thirty-four through thirty-seven. Homes range from around 738 sq ft to 7,766. Usefully, the stacking is set out rather than left vague: one- and two-bedroom apartments fill the lower floors, one- and three-bedroom layouts run through the middle of the tower, and the penthouses take the top four levels. That detail is worth having early, because it tells a buyer what sits above and below a given unit, where lift traffic will concentrate, and which floors carry the mix most likely to be let rather than owner-occupied.
Dubai Design District has functioned for a decade without meaningful housing. These two towers arrive together, which takes the district from effectively no residential supply to several hundred homes inside a single quarter. That cuts both ways. The demand is real and already evidenced by the district’s own working population, and the first buildings into an underserved market usually let well. But several hundred comparable apartments reaching the rental market simultaneously will compete with each other before they compete with anything else, and the first leasing cycle after handover is where that surfaces. Model the return on the combined unit count across both towers rather than on this one alone.
Payment runs twenty per cent at booking, thirty across three construction instalments and fifty at completion in early 2029. Select Group has finished towers in Marina and Business Bay that can be visited, which remains the most reliable guide to what will actually be delivered here. On the choice between the two buildings the questions are specific: which tower faces the canal and Downtown, which faces the other, how price per square foot differs for the same layout in each, and on which floors that gap is widest.
