Binghatti Flare is a two-tower development in Jumeirah Village Triangle holding 1,378 apartments and 79 commercial units, the taller tower reaching forty residential floors and the second thirty-four. The number worth sitting with is 1,378. JVT is a comparatively low-density community built mostly from villas, townhouses and mid-rise blocks, so a single project of this size changes the district’s apartment supply rather than adding to it at the margin.
The range is wider than this developer usually builds. Studios begin around 380 sq ft from roughly 800,000 dirhams, one-bedrooms from about 559 sq ft, two-bedrooms from 1,260 sq ft, three-bedrooms from 2,102 sq ft, and four-bedrooms reaching 2,906 sq ft at around 3.6 million. The upper end is the interesting part. A four-bedroom apartment approaching three thousand square feet is villa-scale space, and families in JVT at that budget have historically bought a townhouse instead. This offers a comparable footprint with building services, a lift and no garden to maintain, which is a real alternative rather than a compromise.
The sweeping radial form is what the project is selling, and it is worth understanding what that does inside. Curved towers do not produce uniform floors. Some apartments sit on the outside of the arc with wide continuous glazing and long views. Others land at the inner radius or where the curve meets the core, where the geometry yields narrower rooms, angled walls and less usable wall length for furniture. In a rectangular tower the difference between a good and a poor unit on the same floor is mostly the view. Here it is the plan itself. Study the actual floor plate for the specific unit rather than the elevation render.
The two communities are quoted together constantly but they behave differently. JVT is quieter and lower in density, with wider streets, a park spine and a resident base weighted toward families rather than single professionals. Apartment supply there has always been thinner than in JVC, and that scarcity is part of why its rents hold the way they do. A project of this scale adjusts that balance. Handover in 2027 will bring a large number of comparable units to market at once, so anyone buying to let should think about the letting season directly after completion rather than about an average year.
